In many areas of California it is impossible to refinance a mortgage because the appraised values of homes have dropped so much. If this is the case with you, the only way to change the terms of your mortgage is to "modify" your loan. We work with your lender to change to terms of your existing loan. This is not a refinance but a contractual modification of your existing loan to give you payments you can live with. With the deluge of foreclosures today lenders are more willing to cooperate in this process. Bankruptcy
If you are in foreclosure and nearing the sale date, the lender will usually postpone the sale if you are negotiating a loan modification. If the lender won't postpone the trustee's sale, the best solution might be a last resort bankruptcy filing which stops the trustee's sale by law.
